Property valuation

Value scale for the determination of the real estate value is the market value (§194 BauGB). This is determined by the price that would be obtainable in the ordinary course of business, regardless of unusual or personal circumstances, at the time at which the determination relates. It is essential that the market value is always time-related. There are basically three methods available for determining the value (WertV). These are the asset value method (substance-oriented value), the income capitalization method (financial mathematical method) and the comparative value method (determination from standard selling prices).
