operating cost

Operating costs are costs incurred by the owner as the burden of the property. They are to be borne by the owner and represent a subset of the management costs of a property.
This also applies, in principle, if a property has been let. However, it is usually agreed in the lease that the tenant has to reimburse the landlord for the operating costs. The Civil Code provides for the possibility of either agreeing advance payments with subsequent billing or providing a reasonable lump sum covering the total operating costs.
