IoT and CAFM - on the way to FM 4.0
The range of integration extends from simple receipt of reports through documentation and benchmarking to the complex interpretation of sensor signals and the triggering of correspondingly assigned processes - including linking to work orders, indoor navigation to the workstation and verification of execution.
Buzz word with benefits
For a long time, IoT was a buzzword, without question. The technology behind it, however, is now well advanced and has also found its way into CAFM systems.

One option is that devices, machines and plants independently accumulate the signals from their sensors and actuators, and evaluate the result to the CAFM solution from IMS to transfer. This logs the messages and simultaneously triggers a suitable work order: maintenance, inspection, repair - depending on the content of the message.
We have implemented a corresponding solution with a supplier of combined water condensers and dispensers in Dubai. A special feature of this solution is the global component, since the signal processing is distributed over half the globe.
Alternatively, many users rely on inexpensive sensors, each designed for a specific task. Their advantages are small size and favorable price. The intelligence to make meaningful statements from their signals is thus outsourced - for example, in the CAFM system.
The solutions from IMS are able to work together with sensors of this kind. We receive the values of the signals, bring them together and derive necessary work from the accumulated data. Which are these?
This depends on the respective application scenario, the specifications of the customer and, if applicable, the technical device or the system, if one provides the data.
For example, IMSWARE can generate a work order as a result of a message, assign it to a person, and monitor its execution. Alternatively, the CAFM system can send simple notification emails based on the IoT signals, for example as a memo to users.
The system can also automatically generate an order, for example, to order consumables on time.
Pressure sensors in the seating and CO2 sensors in the ceiling help detect whether a booked room is actually occupied or released after a certain period of time. This too happens automatically controlled by the CAFM system, in which the booking has already been made and displayed on a digital sign on the door of the respective room - also an application for IoT.
Even in indoor navigation, CAFM and IoT work hand-in-hand: IoT sensoring helps determine location through triangulation, allowing the CAFM system to show the user location-based data on their laptop or in an app. When servicing technical equipment, the app can guide the installer directly to the corresponding system and display the corresponding maintenance card in parallel.
With a view to the diversity of IoT approaches and solutions and the accompanying vocabulary is indispensable: practical experience.
It is important to consolidate and consolidate the multitude of data that can already be collected today in order to draw FM-relevant conclusions from them and to support FM processes in a meaningful way.
With the international project outlined above or through the intensive cooperation with leading german (sic!) Manufacturers for IoT sensors, IMS is very well positioned to successfully bring IoT and CAFM to life in the most diverse constellations and with the most diverse objectives.
